BACKGROUND
Situated next to Spinningfields, New Bailey is a £650m mixed use development in an area of significant regeneration that aims to create a ‘gateway’ between Salford and Manchester.
Delivered in association with ECF - a joint venture between Muse Developments, Legal & General and Homes England, it creates a business hub with Grade A office space, residential buildings, car parking, restaurants, bars and public realm.
A7 is Morgan Sindall’s third project delivered under the masterplan.
SCOPE
The 21-storey building features 199 apartments, including 98 one-bedroom, 81 two-bedroom and 20 three-bedroom homes. Communal facilities at ground floor level include a gym and exercise studio, a lounge and cycle store, as well as a private dining room with a fully-equipped kitchen which can be booked out for events.
The construction utilises a reinforced concrete frame with post-tension concrete floor slabs. The core was constructed using slip form core construction, with the building founded on CFA piles.
Off-site modern methods of construction have been integral to the project, with the installation of 300 bathroom and en-suite modular pods.
The project features roof mounted photovoltaic panels which provide solar energy to the building. The building envelope features rainscreen cladding and curtain walling with masonry to the ground floor.
